1. Booking and Payment

• All reservations must be made through our website or an approved third-party platform.

• A reservation is confirmed only after you receive written confirmation from us.

• Full payment or a deposit may be required at the time of booking, depending on the booking method.

2. Check-In and Check-Out

• Check-in: between 3:00 PM and 7:00 PM

• Check-out: by 10:00 AM

Late check-outs or early check-ins are subject to availability and may incur additional charges.

3. Cancellation Policy

Our cancellation policy is outlined in a separate section. Please review it before booking. By making a reservation, you agree to the terms of the cancellation policy in effect at the time of your booking.

4. Guest Responsibilities

• The guest agrees to keep the property in good condition and to respect all house rules.

• Smoking is not permitted inside the property.

• No parties or events are allowed without prior written consent.

• Pets are allowed only in the case of booking of the entire apartment and only if expressly agreed in advance.

• Any damage or missing items must be reported immediately and may be charged to the guest.

5. Maximum Occupancy

Each accommodation has a clearly stated maximum occupancy. Exceeding this limit without permission may result in immediate cancellation of the stay without refund.

6. Liability

• We are not responsible for accidents, injuries, or illnesses that occur during your stay.

• We are not responsible for the loss of personal belongings or valuables.

• Guests are responsible for securing the property and their belongings at all times.

7. Website Use

• The content on this website is for general information and personal use only.

• Unauthorized use of this website may give rise to a claim for damages and/or be a criminal offense.

• You may not reproduce, distribute, or use any content or photos without written permission.

8. Force Majeure

We are not liable for failure to provide accommodation due to events beyond our control, including but not limited to natural disasters, government travel bans, pandemics, or technical failures.

9. Changes to Terms

We reserve the right to modify these Terms and Conditions at any time. Changes will be posted on this page and become effective immediately.

10. Governing Law

These Terms and Conditions are governed by the laws of Italy. Any disputes arising from use of the website or services provided will be subject to the exclusive jurisdiction of the courts in La Spezia, Italy.
